    Plus minimum lot area requirements for principal building.

    Plus 2,500 square feet for each additional dwelling unit over the first two dwelling units.

    The minimum front yard shall be as designated or one-half the width of the street right-of-way upon which the lot fronts, whichever is larger. The board may, however, grant a variance where existing development on adjoining lots does not meet this front yard requirement.

    All lots shall front on a street for a minimum distance of 50 feet except those lots which front on the turnarounds of permanent dead-end streets shall be permitted to front on such turnarounds for a minimum distance of 25 feet.

    Accessory buildings, including noncommercial piers, boat houses and landing places owned by and accessory to the owner of the premises, are permitted only in side and rear yards. Such accessory buildings, if located with the side yard, shall be at least five feet from the side yard lot line.

    See Ordinance 87-03, as amended, and this chapter regarding Floods. For waterfront property rear yard requirement is 30 feet from landward boundary of shoreline protection zone.

    The minimum floor area of a dwelling unit exclusive of carports, breezeways, unenclosed porches or terraces.

    Eight hundred square feet multiplied by the greatest number of dwelling units on any one floor of the structure.

    Variances in height restrictions in R-3 districts may be granted by the town commission and only if one foot is added to the requested front and side yards for each foot of building height over 45 feet in addition to the general yard requirements for the zoning district. In no case will a building be permitted to exceed seven stories or 75 feet in height.
